Was refinancing my house in Wilmington during Spring 2017 and mortgage company hired Dan Dillon to conduct the appraisal. Dan is listed as the point-of-contact Azalea Coast Appraisals. First he showed up 1 hour and 20 minutes late without calling to notify about the delay. Would be no big deal if he had called to notify me, but didn't. I had to call his wife in order to figure out what was going on. I have things to do throughout the day and this messed up my timeline. Already got me aggravated from the start. Second and most important item. He valued my house extremely low given the market conditions. Originally bought the house 15 months ago at $102/sq ft and his valuation was $98/sq ft. This is after numerous improvements have been made (which he didn't ask about during the walk-through). Seems like he just zipped through the house because he was behind schedule. Used comparable sales from 4 miles away in Hampstead, not location on Scotts Hill Loop Rd, which is a totally different market. One of the comps was across the street from me for a house that sat on market for 9 months before the purchasers bought for really cheap. Houses from 1/4-mile to 1-mile away from me are selling from $120/sq ft to $135/ sq ft. Also checked wrong boxes about the house on the report which may or may not have had an effect on pricing. Even after conducting a dispute about the report with the mortgage company Dan would not change the price. Not sure if this is an appraiser function or mortgage company function though. Would pick from other appraisers within the area if you are able instead of hiring Dan.
