A re-inspection was ordered on our property weeks ago and we are still waiting to close because he has not filed his report. The bank and both realtors called him numerous times however, he NEVER got back to anybody. Very unprofessional and I am in disbelief that the Bank/VA uses this clown as their appraiser. The re-inspection involved only inspecting an outlet cover and seeing that 2 boards were re-mailed to the fence. Closing should have occurred a week or 2 ago and we are still waiting. Should not have an appraiser's license

This appraiser utterly killed a great deal for all parties involved. I've heard from a number of politicians, attorneys and realtors that the appraisers in the Watertown area are purposefully devaluing properties in an attempt to make the area more of a buyers market. I believe that this Appraiser also did so by undervaluing my property and killing a great deal that meant a lot to my family and the family that was buying my place. He came dramatically under what the property was sold for, and has not returned any calls or been amiable in any way. He appraises for the VA who obviously are echelons removed from this appraiser and what he is doing. This system is bad, true. However I am told that he assessed my 4 unit multiplex with a history of phenomenal income as a single residence and he used comps that were from 3 units, all because he claimed he did not have any 4 units to go off of. Just because my property was unique, does not make it less valuable. Selling at the sold price the property still would have made a substantial income. It seems- I believe that this appraiser wrecks deals frivolously and does not use good practices, and Its possible he may be doing it on purpose to devalue properties. I recommend that anyone in the area buying or selling not use Carroll Appraisers, and bring in an appraiser from outside the area. This area is toxic for sound business.
