This real estate appraiser took weeks to submit the original appaisal. His appraisal then showed up with terrible pictures, it did not include the entire property (acreage), the comps were nothing like our home and he had many mistakes listed throughout the document. The appraisal came in 40 thousand dollars less than the one that we had six months ago and the home had improvements since then. He was practicing his service in Nisswa Minnesota when his office and service area is almost 100 miles away. He was working out of his area of expertise- literally. We challenged the appraisal and then he took another 5 weeks to respond and his only statement was "The comps you gave me were nothing like the property." Wow! This appraiser should be reported to his board. His comps WERE NOTHING like the property.
