Luther Fields conducted an appraisal on our home for the buyers of our home. He submitted the appraisal to the bank which he appraised it to be $3,000 less than 9 months prior. I'm no realtor, but homes always seem to go up in value, not down. Our realtor told us Luther used 1 year old comps to appraise our home which is never done, usually 30,60 or 90 day comps are used. Our realtor attempted to make contact with Luther to see if he could provide him with more recent comps for our area but Luther refused to speak to him. Throughout this process, we were buying another home and were under contract. Due to Luther's incompetence and disregard of valid comps, we sold our home for $30,000 less than what was agreed upon as the buyer's refused to come up in price as well, due to Luther's crappy appraisal. Unfortunately, we had no recourse as we were stuck between a rock and a hard place. Therefore, I would not use Luther to appraise your property as he will lowball your home and he will not use correct comps to valuate your home. He will not give the appraisal a second look and he will not admit his errors. Look for another appraiser to do your appraisal or seek a 2nd opinion if Luther does your appraisal. We did not have the time to do this unfortunately.
