Horrible! Appraised the house at TWENTY THOUSAND LESS than what current market analysis placed the home at. Used comps that sold at beginning of year, which anyone with two brain cells and familiar with this area's housing market realizes is useless. Also used homes TWICE the age as the one in question, not elevated, inferior building materials (wood vs concrete foundation) and even used homes with corner lots and no actual lanai (house has giant lanai and not corner lot). He also overlooked some key aspects about the home being apppraised: high end automatic sprinkling system, brand new central air, actually elevated, new high end water heating system. Nicer looking neighborhood etc. Was extremely slow on responding back when we asked him to reconsider, then when we did submit, he didnt even bother looking through the letter and attached spreadsheets otherwise he would have noticed key information. Once he got his money, he ran. left the house at that low appraised home when history of almost identical sales with in the last 120 days show them selling for up to 30k more. He will do the minimum requiredbthen take off with your money.
